Do their ai models prefer purchasing homes in the Spring like human buyers, or do they exploit human behavior to purchase houses below market value, during different times of year, in different places, and for different reasons?<\/p>\n\n\n\n<h2 class=\"wp-block-heading\">It\u2019s All About the Data<\/h2>\n\n\n\n<figure class=\"wp-block-image size-large\"><img loading=\"lazy\" decoding=\"async\" width=\"414\" height=\"224\" src=\"https:\/\/ibuyer.com\/blog\/wp-content\/uploads\/2020\/04\/iValuation-blog.png\" alt=\"\" class=\"wp-image-499\" srcset=\"https:\/\/ibuyer.com\/blog\/wp-content\/uploads\/2020\/04\/iValuation-blog.png 414w, https:\/\/ibuyer.com\/blog\/wp-content\/uploads\/2020\/04\/iValuation-blog-300x162.png 300w\" sizes=\"auto, (max-width: 414px) 100vw, 414px\" \/><\/figure>\n\n\n\n<p>To provide answers, we dive deep into the data \u2014 reverse engineering the ai by analysing over 20,000 known iBuyer transactions during all of 2019 \u2014 drawing insights to put the power of <strong>Big Data<\/strong> in the hands of the little guy, homeowners.<\/p>\n\n\n\n<p>iBuyer.com publishes iValuation <a href=\"https:\/\/ibuyer.com\/\" target=\"_blank\" rel=\"noreferrer noopener\">instant offer home valuations<\/a> for millions homes across the country, and uses machine learning models which consume dozens of data inputs directly, and thousands more indirectly, for each individual home. To calculate the iValuation, iBuyer.com uses sophisticated and proprietary algorithms that incorporate data from county and tax assessor records, as well as valuation\u2019s from 3rd party data providers which incorporate direct and indirect feeds from hundreds of multiple listing services and brokerages.<\/p>\n\n\n\n<h2 class=\"wp-block-heading\">Measuring iBuyer Fairness<\/h2>\n\n\n\n<p>The ratio of the price an iBuyer pays for a home vs the price the iValuation says the home is worth, is a simple way to understand whether homeowners are getting a \u201cgood deal\u201d when selling to iBuyers. Throughout this paper we call this measure <strong><em>fairness<\/em><\/strong>.<\/p>\n\n\n\n<p>Our analysis consists of the big three national iBuyers: <a rel=\"noreferrer noopener\" href=\"http:\/\/opendoor.com\" target=\"_blank\">Opendoor<\/a>, <a rel=\"noreferrer noopener\" href=\"https:\/\/www.zillow.com\/offers\/\" target=\"_blank\">Zillow<\/a> and <a rel=\"noreferrer noopener\" href=\"http:\/\/offerpad.com\" target=\"_blank\">Offerpad<\/a>. But that assumes a marketplace of human buyers and sellers with human motives, not algorithms. Algorithms don\u2019t care if it\u2019s easier to move because the kids just got out of school for summer break. Algorithms don\u2019t care if the weather is better in Spring for loading a truck full of furniture. Algorithms don\u2019t care if it\u2019s peak hiring season for employers. Algorithms don\u2019t have \u201cbaby algorithms\u201d which prompt them buying your home because they outgrew their prior home. Looking at this chart we gain a few insights \u2014 first, if you\u2019re a homeowner in a Western state, both Opendoor and Offerpad appear to have their highest <em>fairness<\/em> in January and February, whereas Zillow <em>fairness<\/em> peaks in later months (March through June). And while the exact best time to list a home <a href=\"https:\/\/www.zillow.com\/research\/early-may-best-time-to-list-23044\/#metros\" target=\"_blank\" rel=\"noreferrer noopener\">varies from market-to-market<\/a>, in most cases the magic window falls squarely in spring.\u201d<\/p><cite>Zillow<\/cite><\/blockquote>\n\n\n\n<p>Zillow says the above is true for the normal marketplace. But is it accurate if we consider a marketplace full of iBuyers? It depends. There\u2019s a lot of uncertainties in a study like this, and we can\u2019t be 100% sure. However, looking at Zillow data above, it appears that southern states like Florida and Georgia don\u2019t necessarily experience \u201cabnormally high\u201d <em>fairness<\/em> for the month of May. In fact, in Georgia, our study indicates that Zillow offers are best during January.<\/p>\n\n\n\n<p>It\u2019s interesting that in states like Florida and Georgia there appears to be less variance in seasonal <em>fairness<\/em> across all iBuyers, which we could interpret to mean that states in the south which experience less seasonal weather patterns, also experience less variance in seasonal real estate valuations.<\/p>\n\n\n\n<figure class=\"wp-block-image size-large\"><img loading=\"lazy\" decoding=\"async\" width=\"1024\" height=\"616\" src=\"https:\/\/ibuyer.com\/blog\/wp-content\/uploads\/2020\/04\/ibuyer-average-fairness-1024x616.png\" alt=\"\" class=\"wp-image-505\" srcset=\"https:\/\/ibuyer.com\/blog\/wp-content\/uploads\/2020\/04\/ibuyer-average-fairness-1024x616.png 1024w, https:\/\/ibuyer.com\/blog\/wp-content\/uploads\/2020\/04\/ibuyer-average-fairness-300x181.png 300w, https:\/\/ibuyer.com\/blog\/wp-content\/uploads\/2020\/04\/ibuyer-average-fairness-768x462.png 768w, https:\/\/ibuyer.com\/blog\/wp-content\/uploads\/2020\/04\/ibuyer-average-fairness.png 1273w\" sizes=\"auto, (max-width: 1024px) 100vw, 1024px\" \/><\/figure>\n\n\n\n<p>Let\u2019s take a minute to break-down some useful tips from these charts.<\/p>\n\n\n\n<h2 class=\"wp-block-heading\"><strong>Tips for selling to iBuyers in the Spring<\/strong><\/h2>\n\n\n\n<ul class=\"wp-block-list\"><li>Data shows higher <em>fairness<\/em> for Zillow in April and May.<\/li><li>Offerpad and Opendoor show higher <em>fairness<\/em> [in Western states] earlier in the year \u2014during January, February, and March.<\/li><\/ul>\n\n\n\n<figure class=\"wp-block-image size-large\"><img loading=\"lazy\" decoding=\"async\" width=\"316\" height=\"300\" src=\"https:\/\/ibuyer.com\/blog\/wp-content\/uploads\/2020\/04\/high-ibuyer-fairness.png\" alt=\"\" class=\"wp-image-506\" srcset=\"https:\/\/ibuyer.com\/blog\/wp-content\/uploads\/2020\/04\/high-ibuyer-fairness.png 316w, https:\/\/ibuyer.com\/blog\/wp-content\/uploads\/2020\/04\/high-ibuyer-fairness-300x285.png 300w\" sizes=\"auto, (max-width: 316px) 100vw, 316px\" \/><\/figure>\n\n\n\n<h2 class=\"wp-block-heading\"><strong>What size of house do iBuyers like to buy?<\/strong><\/h2>\n\n\n\n<p>While iBuyers certainly buy many types and sizes of homes in many different areas, we wondered wether we could find any so-called \u201cbuy boxes\u201d which might be able to help you out as a seller?<\/p>\n\n\n\n<p>In the charts shown below we do a deep dive and break it down by <em>fairness<\/em>, transaction volume, and iValuation price, for each annual Quarter and for each size of house [measured by bedroom count].<\/p>\n\n\n\n<p>NOTE: Due to various inconsistencies in the data, we\u2019ve made some adjustments which attempt to \u201cfill-in\u201d a few missing pieces. Next, note the preferences for room count for each iBuyer. In the lefthand column, the darker blue indicates a higher iValuation price, and we can see that this clearly correlates with the bedroom count, which makes perfect intuitive sense.<\/p>\n\n\n\n<p>From a homeowner\u2019s perspective, there\u2019s a few peculiarities which pop-out at us. In the righthand column, the blue indicates a fairness value above the iValuation price, meaning that iBuyers are paying a premium in these cases. In fact, it\u2019s very interesting to see that in Q3 in Arizona, our study indicates that all national iBuyers are paying a premium for 2\u20133 bedroom homes, which is hugely useful to know for potential home sellers.
